Subject: Disaster Planning

The Pelican boards' have been working to develop a disaster plan with input from our insurance agent and disaster recovery companies. This is to inform you of your responsibilities in case of a disaster.

Owners’ responsibilities:

  1. In case of a flood, the association will arrange drying out services for all units. Access to your unit is required so make sure our property manager has a current key or access code to your unit. Electronic locks must work without power.
  2. If required any items left in the condo will be moved to center of room to allow for water mitigation. It is your responsibility to protect valuable items.
  3. Association insurance only covers the building. Contents are not covered under our flood or property policies. The board recommends that you have an insurance policy for your personal contents.
  4. In case of an impending storm, move all valuables to a safe place and as much as possible to shelves, counters or the second story. For seasonal residents it is recommended that you do this before leaving for the season.
  5. Remove all items from your deck/patio/lanai to prevent your items from becoming flying debris that could damage other units. All boats should be removed from the common docks to prevent damage to the docks.
  6. Take an inventory of all contents, pictures or videos are helpful for your use in filing insurance claims.
  7. In case of a disaster the parking rules will be relaxed to allow camping trailers and/or PODS in your driveway during recovery.

If you rent your unit, please make sure you communicate this to the renters.
